IFA, CREA, Real Estate Appraiser, has been servicing the northern New
Jersey region since 1969. Wesley, is a State Certified General Real
Estate Appraiser (SCGREA); a designated member of the National
Association of Independent Fee Appraisers, and National Association of Real
Estate Appraisers.
Online
appraisals can be ordered by completing the appraisal order request
form. Receipt of orders will be confirm on same date request order received.
Upon client request, a status progress report will be provided. In place, is
the necessary hardware for adding to, and up-grading additional software
technology to meet our client’s need for electronic transmission of
completed appraisal reports. Completed appraisal reports, (Narratives
and forms format) will be transmitted via e-mail, EDI
(Electronic Data Interchange); PDF (Portable Document Format) Adobe
Acrobat Reader which enable our clients to review and print their appraisal
reports.
APPRAISAL
REPORTS will be prepared in conformity with the UNIFORM STANDARDS OF
PROFESSIONAL APPRAISAL PRACTICE (USPA), CODE OF PROFESSIONAL ETHICS, and the
STANDARDS OF PROFESSIONAL
APPRAISAL PRACTICE OF THE NATIONAL ASSOCIATION OF INDEPENDENT FEE
APPRAISERS (NAIF), and the NATIONAL ASSOCIATION OF REAL ESTATE APPRAISERS (NARE)

A
standardized Uniform Residential Appraisal Report (URAR) and other
appraisal reporting forms were developed and designed by Fannie Mae
providing a concise format in which the appraiser can report the
property's description, analysis and develop the valuation leading
to a property's estimated market value. The current version of the
URAR form reflects the Uniform Standards of Professional Appraisal
Practice (USPAP) adopted and promulgated by the Appraisal Standards
Board (ASB) of The Appraisal Foundation as the minimum appraisal
standards for the appraisal industry.
The
type of appraisal report used will depend on the type of property
that is being appraised. The appropriate form will be completed in
a way that will reflect clearly, the result of a thorough
investigation and analysis, and provide the rationale for the
estimate of market value. The latest and most current version of
one of the following forms will be used.
